Residential sales and listings in Georgia MLS only. FMLS-only listings aren't included, so these counts don't cover every sale in the county. This is a county figure, not one for Canton.

In plain English: In Cherokee County, fewer homes went under contract in September than a year earlier, and more homes were for sale. Across Canton city and ZIPs 30114 and 30115, median sale prices moved differently than the county median, and days on market ranged from about 7.5 to 9.5 weeks.

What makes Canton different

Canton is the Cherokee County seat, with a historic downtown around Cannon Park and the Etowah River running through town. Etowah River Park and Boling Park add riverside green space, trails and ball fields, and Lake Allatoona and the north Georgia foothills are within easy reach. I-575 and GA-20 connect Canton to Woodstock and the rest of metro Atlanta. Homes range from older houses near downtown to newer subdivisions and properties on larger lots outside the city.

How to read these numbers

A median is the middle sale, so it moves with the mix of homes that sold, not just with values. Monthly sales counts here range from 140 to 244, so a few unusually large or small sales can move the median and the year-over-year change noticeably from one month to the next. Treat single-month swings with care. Sale and listing figures come from different sources and cover slightly different areas, so they won't line up exactly. Your own home's value depends on its condition, updates, lot and street, which an area-wide number can't show.
