This is a county figure, not one for West Cobb.

In plain English: In Cobb County, fewer homes went under contract in September than a year earlier, and more homes were for sale. Across ZIPs 30064, 30127 and 30152, median sale prices moved differently than the county median, and days on market ranged from about 6 to 8.5 weeks.

What makes West Cobb different

West Cobb means privacy, larger lots and green space. Toward Lost Mountain and the Paulding County line, some homes sit on an acre or more, and wooded swim/tennis subdivisions line Due West Road and Dallas Highway. Kennesaw Mountain's trails, Lost Mountain Park's tennis and pickleball courts and Wild Horse Creek Park's equestrian center are all nearby, and Dallas Highway, Barrett Parkway and Due West Road connect to US-41 and I-75. West Cobb is unincorporated, so it has no city limits and Cobb County provides most local services.

How to read these numbers

A median is the middle sale, so it moves with the mix of homes that sold, not just with values. Monthly sales counts here range from 118 to 242, so a few unusually large or small sales can move the median and the year-over-year change noticeably from one month to the next. Treat single-month swings with care. Sale and listing figures come from different sources and cover slightly different areas, so they won't line up exactly. Your own home's value depends on its condition, updates, lot and street, which an area-wide number can't show.
