The Woodlands is a master-planned neighborhood of 1,078 single-family homes off Highway 92 in Woodstock. Its amenity center has an Olympic-size pool with a water slide and ten tennis courts, and more than two miles of nature trails run from the homes down to a kayak launch on the Little River.

What are the homes like?

The Woodlands has five sub-sections: the Views, the Courts, the Enclave, the Glens and the Park. The HOA says Woodland Views has 183 homes, townhomes and cluster homes, and Woodland Courts has 110 homes. Both carry a sub-community monthly fee on top of the master dues for items such as basic landscaping.

What amenities does The Woodlands have?

• Ten regulation tennis courts
• A basketball court, a sand volleyball court and a playground
• A clubhouse with a stacked-stone fireplace, full kitchen, meeting room and covered veranda over the pool, available to rent
• More than two miles of nature trails, part of the Greenprints Alliance, connecting the Views, the amenity area, the soccer fields and a kayak launch on the Little River

The pool usually runs May through September, and amenity access is by key card.

How does the HOA work?

The Woodlands Homeowners Association collects yearly dues. The HOA FAQ lists annual dues of $1,000, payable in full by January 31 or in two $500 installments; the page doesn't label the year clearly, so confirm the current amount with Sixes Management Group. It lists 2024 monthly sub-community fees of $70.41 for Woodland Views and $65 for Woodland Courts. A board elected for two-year terms oversees committees for architecture, social events, tennis, pool and trails, and Sixes Management Group handles day-to-day management from the clubhouse. Major exterior changes, including landscaping, need Architectural Review Committee approval.
