Why Summer Still Feels Like the “Right” Time to Move

If you’re thinking about buying or selling a home, you’re certainly not alone.

Every year, as school lets out and summer begins, families across Metro Atlanta start thinking, “Now is the time.” Parents naturally want to avoid changing schools in the middle of the year, schedules tend to be more flexible, and longer daylight hours make moving just a little easier.

That seasonal mindset is one reason summer has traditionally been one of the busiest times of the year for real estate.

Interestingly, it can also be one of the most expensive times to move.

Because demand is highest from May through September, moving companies often charge premium pricing, especially for weekend and end-of-month moves. Industry data suggests that moving mid-week or mid-month can save homeowners money simply because demand is lower. Booking several weeks in advance can also help secure better pricing and availability.  

So while summer may be convenient, a little flexibility can make your move much less stressful and a little less expensive.

The Atlanta market continues to move at a healthy pace, but today’s buyers have more choices than they did a year or two ago. That means preparation matters.

The homes generating the most activity are still the ones that are priced correctly from day one, professionally presented, and move-in ready. Buyers are taking more time, comparing more homes, and negotiating when they believe a property has been sitting too long.

For sellers, the good news is simple. Well-prepared homes continue to sell. The strategy has simply become more important than the timing.

The National Picture

Mortgage rates remain relatively steady, giving many buyers confidence that they can finally make a move after sitting on the sidelines. New construction continues to provide additional inventory in many markets, creating more choices for buyers while helping ease some of the inventory shortage we’ve experienced over the past few years.

We’re also seeing many families choosing to stay closer to home for vacations this summer as higher gasoline and airfare costs stretch household budgets. That could mean more buyers staying active in their local housing markets rather than putting their home search on hold until fall.
