What's the short answer on Alpharetta vs Marietta?

Alpharetta is a North Fulton city built around the GA-400 corridor and mixed-use centers like Avalon. Marietta is the Cobb County seat, centered on the historic Marietta Square, with Kennesaw Mountain National Battlefield Park nearby. They differ in county, tax structure and school districts, so the right fit depends on your commute, budget and the homes you want.

Where are Alpharetta and Marietta on the map?

Alpharetta is in North Fulton County along GA-400. Marietta sits northwest of Atlanta along I-75 and is the seat of Cobb County (City of Marietta).

How do the commutes compare?

Alpharetta's main highway is GA-400; Marietta's are I-75, I-575 and I-285. Commute times swing widely by hour and route, so drive yours at rush hour before you choose a home. In Cobb, the I-75/I-285 interchange ranked No. 6 on ATRI's 2025 list of U.S. truck bottlenecks. No interstate runs directly between the two cities, so a trip from one to the other uses I-285 or surface roads. On average, the Census Bureau's 2020-2024 American Community Survey puts the one-way commute at 26.3 minutes for Alpharetta workers and 27.5 minutes for Marietta workers, which says more about where residents work than about traffic on any single route. Neither city has MARTA rail. The nearest rail for Alpharetta is the Red Line's northern end at North Springs station in Sandy Springs (itsmarta.com), and Marietta is served by CobbLinc buses (cobbcounty.gov).

How do the two cities compare on paper?

U.S. Census QuickFacts (checked Oct 16, 2026) gives a neutral side-by-side:

  • Population, July 1, 2025 estimate: Alpharetta 66,921; Marietta 63,574.
  • Land area: Alpharetta 26.90 square miles; Marietta 23.43 square miles.
  • Owner-occupied homes, 2020-2024: Alpharetta 65.1%; Marietta 47.2%.
  • Median owner-estimated home value, 2020-2024: Alpharetta $649,000; Marietta $448,500.
  • Median gross rent, 2020-2024: Alpharetta $1,948; Marietta $1,586.

These are survey estimates of what owners and renters report, not closed sales, so they will not match MLS medians. They do show the shape of each market: similar populations on similar land, with a higher share of renters in Marietta and higher reported values in Alpharetta.

How does housing compare?

Both cities offer a mix of single-family neighborhoods, townhomes and newer mixed-use housing near their town centers. Avalon in Alpharetta includes homes and apartments alongside retail and offices (experienceavalon.com). Ask us for current sales data on the neighborhoods you're considering. How do property taxes compare?

Georgia assesses property at 40% of fair market value (O.C.G.A. § 48-5-7), and Cobb assesses as of Jan 1 (cobbtax.gov). The two cities are easiest to compare by their 2025 combined rates. Inside Marietta city limits, the total was 31.122 mills: 8.46 county general, 2.867 city general, 1.825 city bond and 17.97 for Marietta City Schools (Cobb County Tax Commissioner, 2025 Millage Rates). In Alpharetta, Fulton's county and school levies for city addresses outside Atlanta totaled 26.119 mills (Fulton County Tax Commissioner), plus the City of Alpharetta's 5.750 mills (City of Alpharetta FY2025 budget), for 31.869 mills. The often-quoted 35.55 mills is unincorporated Fulton only, and 30.13 is unincorporated Cobb only. On a hypothetical $400,000 home ($160,000 assessed), that is about $4,980 in Marietta and $5,099 in Alpharetta before exemptions. Actual bills vary by city and exemptions. Cobb offers a $10,000 basic homestead exemption on county general and county school taxes (cobbtax.gov); Fulton's basic homestead exemption takes $30,000 off assessed value for county taxes and $2,000 for school taxes (Fulton County Board of Assessors). For the full breakdown, read our Cobb vs Fulton property tax guide. This is general information, not tax advice; confirm with the county tax commissioner.

How do homestead exemptions differ between the two cities?

The county exemptions are where the two differ most. In Cobb, the $10,000 basic homestead exemption covers county general and county school general taxes and saves $271.60 a year at 2025 rates, and homeowners 62 or older can be exempt from all school general and school bond taxes with no income test (Cobb County Tax Commissioner). Because Marietta city addresses pay Marietta City Schools' levy rather than Cobb's, Marietta homeowners should ask the city tax office which school and city exemptions apply to them. In Fulton, the basic homestead exemption takes $30,000 off assessed value for county taxes and $2,000 for school taxes, and starting in 2026, homeowners in the Fulton County Schools area can exempt 25% of assessed value from school taxes at 65 and 50% at 70, if they held a homestead exemption there for 5 of the last 6 years (Fulton County, March 16, 2026). Both counties base eligibility on owning and living in the home on January 1. Fulton's 2026 deadline was April 1; Cobb accepts applications until the appeal deadline on the Notice of Assessment (cobbtax.gov).

What makes Alpharetta different?

The City of Alpharetta kept its property tax rate at 5.75 mills in both FY2025 and FY2026, splitting it between operations and debt service (City of Alpharetta FY2025 budget and FY2025 annual financial report). Avalon is an 86-acre mixed-use development with about 570,000 square feet of retail and 750,000 square feet of Class A office space (experienceavalon.com, accessed Oct 15, 2026). For outdoor time, the Chattahoochee River National Recreation Area protects a 48-mile stretch of the river from Buford Dam to Peachtree Creek, with 15 land units (nps.gov/chat), and the city maintains the Big Creek Greenway (alpharetta.ga.us).

What makes Marietta different?

Marietta is the Cobb County seat, and its historic Marietta Square surrounds Glover Park (City of Marietta). Homes inside city limits are served by Marietta City Schools, a district separate from the Cobb County School District (marietta-city.org). Kennesaw Mountain National Battlefield Park, with 2,965 acres and 22+ miles of trails, is nearby (nps.gov/kemo). The planned Mountain-to-River (M2R) Trail would link Kennesaw Mountain to the Chattahoochee River National Recreation Area over 13.5 miles, with 3.5 miles inside Marietta city limits (City of Marietta).

Which schools should I research?

Attendance zones decide assignment, so confirm every address with the district.
For an official state measure, Georgia's College and Career Ready Performance Index (CCRPI) scores schools from 0 to 100. In the 2025 report, the statewide high school score was 76.9 (Georgia Department of Education, Nov 12, 2025). Look up any Alpharetta or Cobb school by name in the GaDOE CCRPI reporting system before deciding, and read the components (content mastery, progress, closing gaps, readiness and graduation rate), not just the single score.

What are the honest trade-offs?

Alpharetta's strengths are the GA-400 job corridor, newer mixed-use centers like Avalon and the river access along its edges. The trade-off is price: Census survey data shows a median owner-estimated value of $649,000, well above Marietta's $448,500, and GA-400 is the main north-south route, so it carries much of the area's commuter traffic. Marietta offers the Square, a city school district with its own board, Kennesaw Mountain and a lower median value. The trade-offs there are I-75 and I-285 congestion near Cumberland, a smaller share of owner-occupied homes, and the need to confirm whether an address with a Marietta mailing label is actually inside city limits, since that decides both the school district and the tax rate. Neither city is a rail-transit city.

When does staying put make more sense?

If the current home already fits the commute, the school routine and the budget, a move between these two may not change daily life enough to justify closing costs and a new tax bill. The numbers above are close on tax rates, so the real differences are commute direction, housing type and which weekend rhythm feels right: Avalon and the river, or the Square and the mountain.

What should I confirm before making an offer in either city?

Four checks settle most of the questions this comparison raises. First, confirm the jurisdiction: is the address inside Alpharetta or Marietta city limits, or in unincorporated Fulton or Cobb? Cobb County GIS (gis.cobbcounty.gov) and the county tax records show it. Second, confirm the school assignment by address with Marietta City Schools, the Cobb County School District or Fulton County Schools. Third, pull the current millage for that exact jurisdiction from the county tax commissioner, because rates are set every year. Fourth, plan the closing so the home is owned and occupied on January 1 if the homestead exemption matters for the first tax year. None of these require a guess, and each one changes the monthly cost.
