Would it be a bad idea to grade your home before a buyer does?

A lived-in home is a loved home. Over the years, the things you see every day quietly fade into the background: the sticky back door, the scuffed baseboards, the gutter you meant to clear, the light that has flickered since last spring. That's not neglect. That's home.

Buyers don't see it that way. They walk in with fresh eyes, and an inspector follows with a flashlight and a checklist. It sounds like you'd rather know what they'll notice before they notice it. That's exactly what the Home Report Card is for.

It's the same report card I use on walkthroughs. It lets you look at your home the way a real estate professional would, so the things you've grown used to stand out again. You give each area a grade, A through F, just like school. Then you work on bringing those grades up, so you can sell with more confidence and fewer surprises.

Before you start, ask yourself

  • If you had to list your home 30 days from now, which room would you hope buyers skip?
  • When was the last time someone looked at your HVAC, roof, and water heater, rather than just living with them?
  • Is there a repair you've been "getting to" for so long that it has started to feel like a feature?

If any of those made you pause, your Report Card will be worth your time.

What you'll grade

Your Report Card covers the same four areas I look at on every walkthrough.

1. Outside and curb appeal

The first impression, from the street to the front door. Landscaping and lawn, walkways and driveway, roofline and gutters, exterior paint and trim, front door, lighting, windows, fences, and decks.

2. Inside

Room by room: entry, kitchen, living areas, bedrooms, bathrooms, and storage. Walls, floors, fixtures, cabinets, doors that stick, clutter, and how bright and open each space feels.

3. Systems

The parts buyers can't see but inspectors always check: HVAC, roof, plumbing, water heater, electrical, windows, and signs of moisture. Age, condition, and whether maintenance records are on hand.

4. Market readiness

How ready the home is to show: cleanliness, decluttering, neutral and welcoming spaces, odors, small finishing touches, and having paperwork such as warranties, permits, and service records organized.

How A to F grading works

  • A – Show-ready. Nothing a buyer or inspector is likely to flag.
  • B – Good shape. A little touch-up or tidying would help.
  • C – Noticeable. Buyers will see it, and it may come up in negotiations.
  • D – Needs attention. Likely to show up on an inspection report.
  • F – Needs repair or replacement, or a clear plan for how to handle it.

Be honest with yourself. A C today isn't a failing grade. It's a to-do list.

What raising your grade looks like

  • Repairs: fix the leaky faucet, the cracked tile, the door that won't latch, the soft spot on the deck.
  • Simple maintenance: service the HVAC, change filters, clean gutters, recaulk tubs and sinks, replace burned-out bulbs.
  • Staging and presentation: declutter, deep clean, freshen paint in neutral tones, edit furniture so rooms feel open, and boost the curb appeal with fresh mulch and a clean entry.

Not every improvement is worth the time or money. Some C grades are fine to leave alone, and some are worth fixing first. That's where a second set of eyes helps.
